2.3 We are not an estate agent, property agent, or letting agent. We do not act on behalf of buyers or sellers as an intermediary, and we do not introduce buyers and sellers to one another. We purchase property as principal using our own funds or financing arrangements.

2.4 We do not act as your solicitor, conveyancer, financial adviser, mortgage adviser, or surveyor. Nothing on this Website constitutes legal, financial, tax, or investment advice. 4. ANTI-MONEY LAUNDERING AND IDENTITY VERIFICATION

4.1 Although we are not an estate agent, as a company engaged in property transactions we take our obligations in relation to financial crime seriously and operate internal controls consistent with the principles of the Money Laundering, Terrorist Financing and Transfer of Funds (Information on the Payer) Regulations 2017 (as amended), the Proceeds of Crime Act 2002, and the Terrorism Act 2000. Where our activities give rise to specific regulated obligations, we will comply with all applicable requirements.

4.2 Before we can proceed with any property purchase, we may be required to verify the identity of the seller and, where applicable, the ownership structure of the property. You agree to provide promptly, upon our request, such identification documents and supporting evidence as we may reasonably require, including but not limited to:

(a) Government-issued photographic identification (passport, driving licence); (b) Proof of address dated within the last three months; (c) Evidence of your legal title to, or authority to sell, the property in question; (d) Information about the beneficial ownership of any company or trust acting as vendor.

4.3 We may screen individuals and entities against the UK Sanctions List maintained by the Foreign, Commonwealth and Development Office ("FCDO") and the Office of Financial Sanctions Implementation ("OFSI") Consolidated List. We may also conduct checks to identify Politically Exposed Persons ("PEPs") and their relatives and close associates.

4.4 Where we identify or have reasonable grounds to suspect money laundering, terrorist financing, or any other criminal activity, we may be required by law to make a Suspicious Activity Report ("SAR") to the National Crime Agency ("NCA"). We are legally prohibited from informing you if such a report has been made ("tipping off" prohibition). We accept no liability for any delay or refusal to proceed with any transaction arising from our obligations in this regard.
